Knowing the facts before making the decision to purchase a home is key to understanding your options and limitations, and avoiding future unfortunate situations which could cost you your home.

In our confidential pre-purchase counseling sessions, your housing counselor will go over details of your personal finances and determine what you can reasonably afford as a monthly mortgage payment. Our NFCC-certified counselors understand the importance of avoiding predatory lending, and will make sure that you know how to make a safe decision obtaining your home loan.

These sessions also include a review of the process of buying a home, options for obtaining a loan and a introduction to state and local programs that can assist you in saving for your down payment.

Lastly, time permitting, your counselor will help you create revised spending and savings plans to keep you on target even after you’ve made your home purchase.

Because our CCCS is a Department of Housing and Urban Development (HUD) intermediary agency (approved to deliver housing counseling nationwide), undergoing our pre-purchase counseling will earn you the Housing Certificate required by many lenders to obtain a mortgage.

Current corporate funding and federal grants allow us to provide this counseling at no cost.
